Roof Replacement

How long does a roof replacement take?

Most residential roof replacements in the Dayton-Cincinnati area are completed in 1–2 days depending on the size and complexity of the roof. Very large or complex rooflines may take 2–3 days. We confirm the timeline during your estimate and stick to it.

What does a full roof replacement include?

A complete replacement includes tear-off of the existing shingles, decking inspection and repair, ice and water barrier at eaves and valleys, synthetic underlayment, new drip edge, new flashing at all penetrations and transitions, shingle installation, ridge vent, ridge cap, and full cleanup including magnetic nail sweep. No corners cut.

Do I need to be home during the replacement?

Not for the entire project—but we recommend being available for the final walkthrough so we can review the completed work with you directly and hand over your warranty documentation.

When is replacement better than repair?

Replacement makes more sense when the roof is 15–20+ years old, has damage affecting a large portion of the surface, has experienced repeated leaks, or shows widespread shingle deterioration. When repair costs approach 30–40% of replacement cost on an older roof, replacement is usually the smarter long-term investment.

Roof Repair

How quickly can you respond to a repair?

For urgent situations, we offer same-day and next-day response. For emergency situations—active leaks, significant storm exposure—call us directly at (937) 689-1635 for the fastest response.

Can you repair just part of my roof?

Yes. Targeted repairs to specific sections, individual shingles, or isolated leak sources are common and cost-effective when the rest of the roof is in good condition.

How long does a roof repair take?

Most residential repairs are completed in a few hours to a full day, depending on the scope. Flashing rebuilds or multi-point repairs take longer than single shingle replacements.

Will you tell me honestly if I need replacement instead?

Always. We have no incentive to steer you in either direction. If replacement makes more sense for your situation, we'll explain why clearly and what the replacement would involve.

Storm Damage

How soon should I get an inspection after a storm?

As soon as possible. Most insurance policies require claims to be filed within 12 months of the storm date. Early inspection creates documentation while the damage is fresh and before it has a chance to spread through water intrusion.

Can hail damage be hard to see from the ground?

Very much so. Hail impact marks and granule loss are only clearly visible from roof level, up close. Many homeowners have legitimate hail damage they've never seen because it's not apparent from the driveway.

Do I need to contact insurance before calling you?

No. Many homeowners call us first for an inspection and use our documentation when filing the claim. This gives you contractor-prepared evidence before the adjuster visit.

What if the adjuster finds less damage than you did?

We provide supplemental documentation and can meet with the adjuster on-site. Significant discrepancies between a contractor assessment and an adjuster's finding are not uncommon, especially for hail damage that requires up-close inspection.

Roof Inspections

Is a roof inspection really free?

Yes. Our inspections are completely free with no obligation to proceed with any service. We inspect the roof, document what we find, and walk through the results with you. No pressure.

How often should I have my roof inspected?

Every 3–5 years for roofs under 15 years old. Annually for roofs over 15 years or after any severe storm event. Spring is a good time for annual checks after Ohio winters.

How long does a roof inspection take?

A thorough inspection—including photo documentation and the findings walkthrough with you—takes approximately 45–60 minutes.

What do you check during an inspection?

Shingle condition, granule coverage, flashing at all penetrations and transitions, ridge and drip edge, gutters, decking surface for soft spots, and attic ventilation when accessible. We check everything, not just the obvious spots.

Cost

Can you give me a price over the phone?

We can give general context about cost factors, but we don't provide quotes without seeing the actual roof. Size, complexity, pitch, current condition, and materials all affect the number. A free on-site estimate gives you a real figure.

Why do roofing estimates vary so much between contractors?

Because they include different things. Some quote shingles only and add other components as change orders. Our estimates include everything: tear-off, decking inspection, all system components, flashing, cleanup, and haul-away. Make sure you're comparing the same scope before deciding.

Does my deductible have to be paid?

Yes. Your deductible is your contractual obligation to your insurance carrier. Any contractor who offers to waive it is violating insurance fraud laws. We do not offer this, and you should be very cautious of any contractor who does.

Insurance

Do you guarantee that insurance will cover my roof?

No. Your insurance carrier makes all coverage decisions. Our role is to inspect the roof, document visible damage honestly, and provide an accurate scope of work. We do not guarantee outcomes or make coverage commitments.

Can you help with the claims process?

Yes. We provide detailed photo documentation, prepare a scope of work, attend adjuster inspections when helpful, and provide supplemental documentation if needed. We help homeowners navigate the process with the best possible information.

What types of storm damage are typically covered?

Coverage depends on your specific policy, but hail and wind damage are commonly covered perils. Wear-and-tear, neglect, and age-related deterioration are generally not covered. An inspection helps determine whether visible damage has storm-related characteristics.

Materials

What shingle brands do you install?

We are GAF-certified and primarily install GAF shingles—one of the leading manufacturers with some of the strongest warranty programs available. Our certification allows us to offer enhanced warranty coverage not available through non-certified contractors.

What is the difference between 3-tab and architectural shingles?

3-tab shingles have a flat, uniform profile and lower cost. Architectural shingles have a layered, dimensional appearance with better wind resistance and longer warranties—typically 30–50 years. Architectural shingles are our most common recommendation for residential replacements.

Are premium shingles worth the cost?

For homes where curb appeal and top-tier longevity are priorities, yes. Premium shingles mimic the appearance of slate or wood shake, carry the longest warranties, and provide the best aesthetics. Whether they're worth the premium depends on your home's value, style, and how long you plan to stay.

Timing and Scheduling

What time of year is best for roofing in Southwest Ohio?

Late spring through early fall offers the most reliable weather windows. That said, roofing can be done year-round—we work in cooler months with appropriate attention to adhesive performance. Don't delay needed repairs or replacements due to season.

How far in advance do I need to schedule?

Typical lead time is 1–2 weeks from estimate approval. Storm season can create higher demand and extend lead times. Emergency and urgent repair calls are prioritized.

How do I get started?

Call (937) 689-1635 or submit a request online. We respond within 48 hours and get your inspection or estimate scheduled at a time that works for you.
